22 Townhome Development Planned at 3883 Ridge Receives Zoning Approval

We successfully presented our plan for 3883 Ridge Ave, Philadelphia PA 19132 on July 28th 2021 with the guidance of our land use attorneys at Nochumson PC. The Philadelphia Zoning Board voted in unanimous support for the proposed development of 22 townhomes on an industrial site along Ridge Avenue. Our project was also fully supported by the local RCO and the Councilman’s Office.

This project has been in the works for over 3 years and we have had many healthy conversations with local community groups, City Council, and adjacent neighbors. For this site, we’ve partnered with the experienced team at Equinox Management and Construction with whom we’ve had a working relationship with for nearly 5 years.

At just over 20,000 Sq.Ft of. land, the development will consist of 22 townhomes and a central drive aisle, with 12 homes facing west along Ridge Avenue, and 10 homes facing east N 35th St. All homes will be accessed from a drive aisle that enters from Clearfield St on the north end of the site.

Each townhome will have over 2,000 Sq.Ft. of finished living space, 3 bedrooms, 3.5 bathrooms, a home office adjacent to the owner’s suite, rooftop deck with green roof, and private garages. Our architecture team at Canno Design has tastefully designed brick facades that blend into the community, while paying homage to the stately stonework at the adjacent Laurel Hill Cemetery.
