10th C-PACE deal closed in Philadelphia

Nuveen Green Capital, the Philadelphia Energy Authority and the owners of 4002-22 Ridge Avenue closed the 10th C-PACE deal in Philadelphia with $3,083,268 to finance energy efficiency and water conservation measures for a new 756-unit self-storage facility. More than $69 million of private capital utilizing the C-PACE program has been invested in energy efficiency, water conservation and solar energy during the first two years of the program’s inception in Philadelphia. 

The property owner’s representative, Jeremy Terr of Argo Property Group, noted that “C-PACE filled a hole in our capital stack that would have made completing the project much more difficult. Going through the process we learned we were also benefiting from environmentally smart building methods and technologies and we were pleased there is a program to move more developers into this mindset during the design phase.”

This project is notable because of the speed it was approved and closed. It took just under two months from submission of the pre-application to recording the C-PACE assessment.

Zero Six Receives Pre-Certification

The Zero Six townhomes in the Paradise neighborhood just received pre-certification from the Passive House Institute, seeking Source Zero PHIUS Certification. This is a large step in proving the effectiveness of our design, as the model and materials are carefully designed to get us to extreme energy efficiency.

The Zero Six Breaks Ground as Philadelphia's First PHIUS+ Source Zero Townhomes

We’ve recently broke ground on The Zero Six, a 6-townhome development at 3401-3411 W Lippincott St Philadelphia PA 19132. 22 Townhome Development Planned at 3883 Ridge Receives Zoning Approval

We successfully presented our plan for 3883 Ridge Ave, Philadelphia PA 19132 on July 28th 2021 with the guidance of our land use attorneys at Nochumson PC. The Philadelphia Zoning Board voted in unanimous support for the proposed development of 22 townhomes on an industrial site along Ridge Avenue. Our project was also fully supported by the local RCO and the Councilman’s Office.

This project has been in the works for over 3 years and we have had many healthy conversations with local community groups, City Council, and adjacent neighbors. For this site, we’ve partnered with the experienced team at Equinox Management and Construction with whom we’ve had a working relationship with for nearly 5 years.

At just over 20,000 Sq.Ft of. land, the development will consist of 22 townhomes and a central drive aisle, with 12 homes facing west along Ridge Avenue, and 10 homes facing east N 35th St. All homes will be accessed from a drive aisle that enters from Clearfield St on the north end of the site.

Each townhome will have over 2,000 Sq.Ft. of finished living space, 3 bedrooms, 3.5 bathrooms, a home office adjacent to the owner’s suite, rooftop deck with green roof, and private garages. Our architecture team at Canno Design has tastefully designed brick facades that blend into the community, while paying homage to the stately stonework at the adjacent Laurel Hill Cemetery.

Creating an airy, Scandinavian style in a new home in Brewerytown

Sara Kortesluoma loves Finland — the country, its architecture, its saunas and its people, especially her husband, Ilkka.

The couple met their senior year in high school when Sara, who grew up in Lackawanna County, was a Rotary Club exchange student in Finland. Communication was not a problem; Ilkka had studied English since he was 10. During their six-year courtship, Sara spent her junior year at the University of Scranton abroad in Finland, and Ilkka spent his senior year of college studying sports management at Finlandia University in Michigan, a school founded by Finnish immigrants.

They married in Finland in 2006 and moved to Philadelphia the following year.

They lived in apartments until their first child was born, and then they began house hunting. Philadelphia’s familiar 19th-century red brick rowhouse “was not our aesthetic,” Sara said. She and Ilkka wanted an airy Scandinavian-style home with white walls, hardwood floors and large windows. (…)

They discovered that David Ross, a partner with Argo Property Group, was building such houses in Brewerytown. Ross, who had lived in Denmark for a time, appreciated the couple’s needs. He customized their three-story rowhouse, reconfiguring space on the third floor to accommodate a sauna in the main bathroom.

Saunas are part of Finnish culture and considered integral to Finns’ well-being. Ilkka ordered a sauna made of hemlock from a manufacturer in Minnesota and supervised its installation. He, Sara and their daughters Asta, 1, and Viivi, 4, spend family time in the sauna, which is heated with an electric stove. The eucalyptus, birch and smoke-scented essential oils they use remind them of the wood-stove saunas in Finland.

The family reconfigured space on the third floor to accommodate a sauna in the main bathroom. For Finns, saunas are part of the culture and integral to their well-being.

Sara has furnished the home with contemporary pieces, such as the two Barcelona-style chairs in the living room purchased from a boutique in Connecticut, and gray couches in the living and TV room from Crate & Barrel. The colorful Flor carpet in the basement TV and playroom was assembled from washable squares that can be replaced when they become worn.

The black-and-white painting by Matt DeProspero in the TV room depicts an old windmill in Jalasjärvi, the agricultural town where Ilkka grew up. A painting of the capital city, Helsinki, by the same artist hangs above the marble-topped coffee table in the living room.

In the kitchen, Ross installed Scandinavian-style high-gloss gray cabinets that Sara requested. The cabinets have become popular with his other clients, she said.

The Bordeaux at 2600 W Girard Breaks Ground

We are pleased to announce that The Bordeaux, the 16-unit mixed-use building at 2600-2604 W Girard Ave has officially broken ground. Demolition is underway over the coming weeks, and we will be moving quickly into foundation work.

Building Permits Approved for "The Vale", a forward-thinking 36-unit mixed-use building in the heart of East Falls.

Argo Property Group has secured building permits for a 36-unit apartment building with 3 commercial spaces at the ground floor located at 3515 Midvale Ave, Philadelphia, PA. The team at BrightCommon Design and Architecture has created a unique and complimentary building to the neighborhood. West End Lofts Receives Community Support and Zoning Board Approval

Argo Property Group, represented by Nochumson P.C., presented the 3929-35 Ridge Avenue project, nicknamed “West End Lofts” to the Zoning Board of Adjustments on Wednesday, Dec 2nd and received unanimous support. Additionally, Argo has worked with the RAH Civic Association to shift and change the project from initial concept of a 5-story, 16 unit building into this current form.

This project is a 3-story build with 8 residential units and two commercial spaces on the ground floor. This development has been in the works for nearly a year, with a partnership with the current property owner/operator, Nbeauty, who will retain a stake in the development and own the commercial space on the ground floor to expand her business.

Argo looks forward to developing this intersection of Allegheny and Ridge Ave in the Paradise neighborhood in Philadelphia, where Argo is working on other developments within a 3-block radius including Paradise Peak, Clearfield Court, and more.
